Work out lodging tax, cleaner pay and estimates

Set a lodging tax rate per unit for a monthly report, see what each cleaner is owed for turnovers, and estimate what a new unit might make.

Updated 2026-10-25

Both of these sit on the Money tab of Rentals, for people whose position sees money.

Lodging tax

  1. Open a short-term unit and find Stay rules and guest page.
  2. Enter the Lodging tax rate as a percentage, and its name if you like, such as "City occupancy tax".
  3. Press Save.

On the Money tab, Lodging tax shows each unit's month: the nights, the gross of the stays that started that month, and the tax at your rate. The gross comes from imported payouts, Hostaway or Guesty reservations once connected, and the prices you record on direct stays.

A unit with no rate, a payout row with no gross amount, or booked nights with no amount yet (a calendar stay before its payout file is imported, or a direct stay with no price recorded) says so instead of showing a figure that is too small. Owner stays are not counted. Where Hostaway or Guesty reports the tax on a reservation, once connected, it shows in its own column. That is usually tax Airbnb or VRBO collected for you.

Tax rules differ from place to place. Check what applies where your units are.

Cleaner pay

On a short-term unit, under Stay rules and guest page, enter the Cleaner's pay per turnover and press Save.

On the Money tab, Cleaner pay lists each cleaner's turnovers marked done that month, by checkout day, and what they are owed at each unit's rate. A turnover at a unit with no pay set is named instead of counted as nothing. Otto records what is owed; it pays no one. Pay your cleaners the way you usually do.

Estimate a new unit

Under Estimate a new unit, pick the number of bedrooms. Otto shows about what a unit like that made a month, its occupancy and its average nightly rate, from your own short-term units over the last twelve finished months. The month you are in is not counted yet.

It uses your units with the same number of bedrooms. If you have none, it uses all your short-term units and says so. It is your own past results, not market data. With no revenue recorded in those months, it says that instead.
